Preventive maintenance is the most prevalent maintenance program in the commercial and industrial sector today. This type of program covers all of the necessary maintenance needs and seasonal changeovers, as well as keeping the equipment running at its peak level. A good preventive maintenance program will keep your equipment running longer, reduce energy consumption, cut down on service calls, and make everyone more comfortable. The costs involved vary with equipment, but are generally very reasonable.

Maintenance: What's The Big Deal?

Most people never think about their heating, ventilating, or air conditioning system until there is a problem. This issue should be addressed in a preventive manner. An HVAC system is a costly but necessary part of a building's functioning. Because every building has different requirements, there are several ways to approach maintenance. MJ Mechanical can design a maintenance program to specifically fit your company's needs.

All-Inclusive Full Service Contracts

An all-inclusive contract is just as it sounds - everything is included in the terms of the contract for the time period established. For example, company A signs an all-inclusive five-year contract for their eight rooftop units. All of the preventive maintenance is included, as well as all service calls, parts, and labor. These programs are great in certain applications, especially when budgets are non-negotiable; but they can seem an expensive option in the short run. However, in the long run, these types of contracts can be the most cost-effective programs, as well as being absolutely worry-free. Contractors may vary on what they will cover; therefore, read the contract and ask questions. All-inclusive contracts are top-of-the-line maintenance programs.

Breakdown Maintenance

Breakdown maintenance is done only when a unit breaks down. In this situation, the unit runs less efficiently, generally costs more to maintain, and will need to be replaced in a much shorter period of time.

Basic Maintenance

Basic maintenance includes only the necessary maintenance - this usually amounts to a simple belt and filter change. This keeps the unit from breaking down due to dirty filters, but does nothing preventive. The cost of this kind of program is minimal, but, In the long run, more money will be spent on repairs than has been saved by cutting an effective preventive maintenance program.

What Type of Maintenance Contracts are Offered?

  • Full Service Maintenance Contract - This contract covers all repairs and all labor on a 24 hour basis. The customer pays one annual fee for this contract. Full maintenance contracts can be written utilizing the customer's Boiler and Machinery insurance.

  • Inspection and Maintenance Contract - This contract covers routine maintenance and inspections and can be written to include some parts. Emergency service and repairs are generally provided at reduced rates.

  • Stop Inspection Contract- This contract is used mainly for large chillers that are shut down during winter months. Annual maintenance is performed during the shut-down period.
